PROJECT APPROACH
Illustrated are the core phases of any given project. Some phases may not be required, and some may have additional tasks. Because every client is unique and each project is different, KMA Design applies a tailored version of this proven approach specifically geared towards the particular needs of each project.
This phase involves information gathering and planning. Beginning with a kick-off meeting, project goals, budget, and schedules are identified. An analysis of existing conditions is conducted as well as a photographic inventory when appropriate. Research is done to determine zoning and code compliance issues along with surveys for feedback. Nomenclature is reviewed as well as preliminary estimates for sign types, quantities, and costs.
Artistic consideration is given in paring architectural elements, local vernacular, and design aesthetics. Typically three conceptual designs are created, offering an array of design styles. Cost estimates are provided for each option. Preliminary location plans and message schedules will be prepared. KMA works with the client through a process of presentation, feedback, and revision to hone a single design concept.
With a single concept selected, designs are modified and refined. Regulatory agencies are consulted and codes are reviewed. Samples are prepared for scale and visibility. Message schedules and location plans are updated for consistency. Phasing, maintenance and management plans are developed. The design development package is presented and revised based on owner feedback.
The artwork yielded from the previous design phases are transformed into highly detailed drawings with specifications ready for fabrication. Construction and installation details are finalized. Final message schedules and location plans are coordinated. Any alterations or changes are addressed in a final review and a 100% construction document packaged is prepared and issued ready for bid.
KMA has be ability to bid the sign package through national advertising sources or an internal database of pre-qualified fabricators. Bid documents, instructions, and specifications are distributed. Pre-bid meetings are held. Addenda are issued and RFI’s are answered. KMA will assist the client in analyzing bids and substitutions and value engineer as necessary.
This supervisory phase is an optional but recommended measure of quality control. KMA will review the fabricators shop drawings and request samples to ensure accuracy. Site walks to verify locations with installers and the observation of the fabrication and installation process to ensure compliance with bid documents and schedules would be conducted. A final walk through, or punch list, is performed to verify that all signs are accurate and damage free. Issues arising from the punch list are resolved. KMA also assists the owner on project payment progress and close-out.
